What is Lark Syracuse?

It’s a top-quality apartment community designed especially with Syracuse University students in mind. Lark features a variety of spacious, furnished apartments plus a full set of community features such as an outdoor lounge, 24-hour fitness center with a yoga studio, private study rooms and more.

Is Lark part of Syracuse University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark pays a flat rate that includes:

  • In-unit laundry
  • High-speed internet
  • Water
  • Trash disposal
  • Community features – fitness center, yoga studio, etc.

What size are the apartments at Lark?

The spacious accommodations at Lark are available in 1, 2, and 4-bedroom apartments, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, all apartments at Lark have a furniture package that includes a full-size bed, nightstand, desk and chair, and stackable dresser drawers in each bedroom. The living area includes a sofa, chair, coffee table. The 1 and 2-bedroom kitchen includes a dining table and chairs. The 4-bedroom kitchen includes a kitchen island and barstools. When do the contracts start and end?

The standard term is August 21, 2026 to July 29, 2027, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to provide a qualifying guarantor (often a parent). In limited cases, we may also waive the guarantor requirement if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark Syracuse offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark Syracuse can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark Syracuse. Normal payment deadlines will continue to apply.

Is Lark open to non-students?

Nearly all the residents at Lark Syracuse are students at Syracuse University and the per-person contracts are also designed with students in mind. Lark Syracuse is an Equal Opportunity housing provider and welcomes applications from non-students and residents with children, at no extra cost other than regular charges for each bedroom space selected by the resident. In order to match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

What kind of safety and security are provided?

Lark has a monitored fire-sprinkler system, along with electronic locks for building access plus individually hard locking bedroom doors. Community courtesy patrols are provided at select times. Management staff can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Optional uncovered and controlled-access garage parking is available at Lark, including for moped parking, for an additional charge.

What other transportation options will I have?

Lark is less than two miles from the Syracuse University campus. Residents enjoy direct shuttle bus service to SU which runs daily when classes are in session. Public transportation options are within walking distance as well.
